Tolkien estate is extremely combative and protective. My guess is they simply wouldn't budge regardless of the $ that were tossed at them. I can't believe they still sold it at $250M, but when you're Jeff Bezos and you intend to get something done no matter what, that's like going out to Texas Roadhouse for an evening.
